Where to Stay in Zanzibar: Best Areas & Hotels, and Updated Fees for 2026

stay in zanzibar

Planning a trip to Zanzibar and wondering which part of the island suits you best? You can find all kinds of options, ranging from enormous 5-star luxury resorts, to boutique hotels on secluded beaches, to budget guesthouses featuring traditional thatched roof huts in a more vibrant urban setting. The great thing is, the powdery white beaches and crystal clear water are everywhere. In this guide, I’ll break down the best areas to stay in Zanzibar based on your travel style, budget, and priorities, so you can make the most of your island escape.

Most areas listed below offer accommodation options right on the beach. In a place like Zanzibar, this is what I would always go for. However, if you prefer a more urban setting, you can also find nice options in towns like Paje and Stone Town, often just a short walk from the beach. Many hotels feature a pool, and the more upscale ones often have a spa too.

As a general word of advice: many foreign travelers prefer not to lie down on the public beach, because it can get a little busy with the vendors and other locals trying to strike up a conversation, especially on the Paje/Jambiani side. If you too prefer a quieter spot to relax, pick a hotel featuring a “private beach” – this is simply a stretch of beach, usually with sun beds, on which only hotel guests are allowed. If you like to socialize, the main beach is a great option.

Essential 2026 Logistics

⚠️ Planning for 2026? Read this first. Two major fees are in full effect for 2026 that will affect your hotel budget and arrival:

  • Mandatory ZIC Insurance ($44): As part of Tanzania’s entry regulations, all non-residents must purchase specific inbound travel insurance through the Zanzibar Insurance Corporation (ZIC) before arrival. Even if you have your own international insurance, this $44 fee is mandatory and covers you for 92 days. You will need the QR code to clear immigration.
  • Infrastructure Tax ($2–$5): In 2026, you must pay $2–$5 USD per person, per night, depending on your hotel’s star rating. Most hotels prefer this paid in USD cash at the end of your stay.

New for 2026: The Latest Zanzibar Openings

  • Diamonds Bijoux (Bwejuu) – Opened January 2026: Located north of Paje, this 5-star resort is where Swahili heritage meets ultra-modern luxury. It features VIP villas with private pools and a design that blends Arabic and local architecture.
  • Matemwe Attitude (Matemwe) – Opened November 2025: An adults-only, 4-star villa resort that is highly sustainability-focused (B Corp certified). By late 2026, it aims to be 60-70% solar-powered. Perfect for eco-conscious travelers who want private pools.
  • Riu Palace Swahili (Nungwi) – Opened January 2026: This is the newest and most luxurious of the three RIU properties on the island. It’s a massive adults-only resort featuring over 500 rooms. The big draw here is the introduction of the “Elite Club” service, which includes exclusive beach areas, Balinese beds, and rooms with private swim-up pools. If you want a 24-hour all-inclusive stay where everything is brand new, this is the 2026 flagship.

Best Places to Stay in Zanzibar by Travel Style

Nungwi – For Nightlife, Beach Lovers & First-Time Visitors

Located on the northern tip of Zanzibar, Nungwi is one of the main “urban” areas outside Stone Town and relatively developed.

Why stay here: Nungwi is famous for its white-sand beaches, luxury resorts, and big hotels. It’s a great choice if you want a mix of relaxation and entertainment. It also has the important advantage, compared to the east side of the island, that tides are not as dramatic so you can swim at all times.

Highlights:

  • Swimming at all tides
  • Sunset dhow cruises
  • Beach bars and nightlife
  • Great diving and snorkeling

Recommended for: First-timers, families, couples who like a buzz

Kendwa – For Luxury and Honeymoons

Why stay here: Just next to Nungwi on the south, Kendwa is more laid-back but still offers stunning beaches and some of Zanzibar’s most luxurious resorts. Think honeymoon-perfect settings without the party vibe – except for the famous full moon parties at Kendwa Rocks resort.

Highlights:

  • No seaweed, even at low tide
  • Upscale beachfront resorts
  • Romantic, quiet atmosphere

Recommended for: Honeymooners, couples, luxury travelers

Stone Town – For History, Culture & Foodies

Why stay here: This UNESCO World Heritage site is the cultural heart of Zanzibar. Stay in Stone Town if you want to explore winding alleys, markets, architecture, and street food. It’s the busiest town of the island though, so personally I would not recommend it for a peaceful beach experience. Many people like to combine a couple of days in Stone Town with some days on the beach elsewhere on the island.

Stone Town is seeing record-high visitor numbers in early 2026, so reservations are essential. For the famous Emerson Spice rooftop restaurant, I suggest booking well in advance for sunset sittings (a deposit is required).

Highlights:

  • Historic tours (e.g. slave market, Freddie Mercury House)
  • Rooftop restaurants
  • Spice tours nearby
  • Great for a 1–2 night stay before or after the beach

Recommended for: Culture lovers, foodies, short stays before flights

Top hotels:

Paje – For Kitesurfers, Digital Nomads & Backpackers

Why stay here: The southeast coast is all about laid-back beach vibes, kitesurfing, yoga, and coworking spaces. The small town of Paje is the backpacker and kiteboarding hub and attracts a younger crowd, with affordable hostels and beach bungalows. There are also some nice restaurants and nightlife in and around Paje. Stay in Paje Town if you want to have everything within walking distance. If you prefer more tranquility, head to Jambiani Beach just south of Paje.

Highlights:

  • Great wind for water sports (Dec–Mar, Jun–Sep)
  • Trendy beach cafes and bars
  • Digital nomad-friendly spots

Recommended for: Solo travelers, backpackers, remote workers, adventure seekers

Jambiani Beach – For Peaceful Local Charm

Why stay here: Just south of Paje, Jambiani offers a more authentic, tranquil beach experience. It’s perfect if you want to enjoy the natural beauty and quiet. Paje is easy to reach too, for when you want some more restaurant and nightlife options.

Highlights:

  • Quiet beaches with dramatic tides
  • Authentic village feel
  • Friendly locals and family-run guesthouses

Recommended for: Couples, slow travelers, those seeking peace and authenticity

Top hotels:

  • Dhow Resort Jambiani – Beachfront hotel with outdoor pool and restaurant
  • Spice Island Hotel and Resort – Tradition style and top rated, enjoy the beach bar or pool
  • Sharazād Boutique Hotel – Stylish and serene, I loved staying here so much! It’s my favorite hotel in Zanzibar, and in 2026, it’s leading the way in eco-luxury. They now run almost entirely on solar power and use their own desalination plant to eliminate plastic waste. The rooms are traditionally Zanzibari but luxurious, and incredibly comfortable, perfectly located on peaceful Jambiani Beach. It is the ultimate spot for serious, planet-friendly relaxation after a safari.

If you decide to stay at Sharazad, you must try Geo Italian Restaurant & Pizzeria. They serve the best pizzas and other Italian food that I’ve tried in Tanzania. And it’s just a short walk over the beach from the hotel.

Matemwe – For Diving, Snorkeling & Privacy

Matemwe is a quiet northeast coastal village close to Mnemba Atoll, one of the best diving/snorkeling spots in East Africa. This area features several of the most luxurious resorts, for travelers who want the real paradisiacal relaxation experience.

Highlights:

  • Proximity to Mnemba Atoll
  • High-end resorts boutique lodges
  • Less touristy than Nungwi or Paje

Recommended for: Divers, couples, quiet beach seekers

Final Tips Before You Book

  • Zanzibar is bigger than it looks and taxis are pricey for Tanzanian standards. Don’t plan to “see it all” in one stay. Pick one or two regions and enjoy at a slower pace.
  • Many travelers combine Stone Town (1–2 nights) with a beach stay in another area.
  • Transfers can be long (2–3 hours between regions), so plan arrival and departure logistics carefully.
